Hillwood Poland finalizes one of the largest transactions on the warehouse market – acquiring 150,000 sqm in Tychy and Bieruń
Hillwood Poland has finalized the acquisition of two industrial and logistics parks from Deka Immobilien – Industrial Park Bieruń and Industrial Park Tychy – with a total area of above 153,000 sqm. The purchase price for both projects amounted to approximately EUR 100 million, making it one of the largest acquisitions on the Polish warehouse real estate market in recent years.
With this investment, Hillwood Poland increases its managed portfolio to nearly 2 million sqm of industrial and logistics space nationwide, further strengthening its position as one of the key players in the sector.
The acquisition is part of the company’s long-term strategy of consistently expanding its portfolio through the purchase of fully leased assets located in strategic locations across Poland.

In the transaction process, Hillwood was advised by Colliers as investment advisor, while legal support was provided by Clifford Chance.
Industrial Park Bieruń
An industrial park with a total area of approximately 56,000 sqm, located on a 12-hectare plot within a Special Economic Zone. Thanks to its strategic location in the heart of Upper Silesia, the property offers excellent access to key transport corridors. Situated in one of the most dynamically developing industrial regions in Poland, the park attracts tenants from the logistics and manufacturing sectors, which has resulted in its full occupancy.
Industrial Park Tychy
A complex with an area of nearly 97,000 sqm, situated on a 17.67-hectare plot. It comprises seven fully leased halls with complete road, parking, and technical infrastructure. Its location on National Road 44, in the immediate vicinity of the S1 expressway and the A4 motorway, ensures excellent transport accessibility both to the Katowice metropolitan area and to other regions of the country.
