Over 100 thousand sqm of warehouses will be built. Hillwood Poland, a leading commercial space developer, has just started the construction of a new logistics center in the Górna district of Łódź. The new investment will be put into service in Q3 next year and will provide to the market over 97 thousand sqm of modern warehousing space.

The logistics center will be located in the south of the city, directly at the trunk road no. 14, near the Port Łódź Shopping Mall. This location will ensure that the tenants have swift access both to the S14 expressway, or the so-called western ring road for Łódź and Pabianice, as well as to the A1 and A2 motorways. The new hall will feature over 97,000 sqm of modern warehousing space.

“Thanks to its location in the very heart of Poland, at the junction of A1 and A2, Łódź has become one of the hottest spots on the country’s logistics map. It is the perfect transfer hub, where sorting plants of the largest courier companies and e-commerce industry warehouses are built. Our investments in this region attract a lot of interest from tenants, which partially influenced the decision to launch the new building project in Łódź”, says Hubert Michalak, President of the Board of Hillwood Poland.

The new investment is being developed at Pabianicka street, only 8 km from the city center, while the nearby public transport stops, including the Chocianowice tram depot, provide a comfortable commute with public transport for the logistics center workers. As part of the project, Hillwood will also build a road with a roundabout to directly connect the trunk road no. 14 with the Pietrzaka roundabout. The new road will include roadsides, sidewalks and lighting. The cost of this investment, which will be donated for municipal purposes, is estimated at approx. 7 million PLN.

“I am very happy that the decision to prepare investment areas in Chocianowice has turned out to be right. Thank you, Hillwood, for your trust. Starting is always the hardest part and today we are witnessing the first investment. I am confident that this is only the beginning of industrializing this part of the city, and thus creating a new industrial district where new workplaces will be created”, says Hanna Zdanowska, the Mayor of Łódź.

The warehousing hall under construction will be 12 m high, to enable future tenants to optimize the storage space and lower the tenancy and operation costs. The project will be executed with utmost care for the environment and will be submitted for BREEAM certification at the “excellent” level.

“The enduring demand and a very low supply of vacant spaces, which as at June this year was around 4.2% in the Łódzkie voivodship, clearly indicate that Łódź and its surroundings are in need of new warehouses”, adds Hubert Michalak, President of the Board of Hillwood Poland.
