Hillwood is expanding its warehouse center in Łódź Górna
Hillwood Poland has commenced the expansion of the Łódź Górna logistics park. The second warehouse will provide tenants with nearly 42,000 square meters, with completion scheduled for the first quarter of next year. The new Hillwood warehouse construction will coincide with a vital Łódź road project opening
Hillwood Łódź Górna is a warehouse park that will ultimately consist of two buildings with a total area of over 115,000 square meters. The facility is located on Józefów Street in the southern part of Łódź, in close proximity to the Górna Route, which connects Łódź to the A1 highway
The location of the Hillwood Łódź Górna logistics center is gaining in value. It already provides efficient access to the S8 expressway. Additionally, the construction of one of the most important road investments in the region, the Górna Route leading to the A1 motorway, is nearing completion. The next stage of this road, which is a joint venture between the city of Łódź and the province, will connect the southern part of the city to the A1 motorway. This new road will further facilitate transit traffic in the area and as announced, is expected to be ready in November of this year, says Jan Kaliński, Head of Business Development at Hillwood Poland. – Another important factor for companies leasing warehouse space is the location of our investment within the city, which allows employees to conveniently commute using public transportation.
The logistics industry is of great importance to Łódź. Thanks to its location and the closed highway ring, it has become one of the most significant destinations for warehouse developers in Poland and Europe. The Hillwood Łódź Górna investment will ultimately consist of two high-storage warehouses, with a storage height of 10 meters. The first warehouse, which is already operational, has an area of over 73,000 square meters, and the one currently under construction will have an area of approximately 42,000 square meters.
Central Poland is the third largest and most important warehouse market in the country. The city of Łódź itself also plays a significant role among logistics destinations throughout Poland. In Łódź alone, this is yet another project by Hillwood Poland completed recently. In the second quarter of this year, the developer finished the construction of the Hillwood Łódź Chocianowice logistics park, located just 8 km from the city center, near public transportation stops and the Chocianowice tram depot. The new park brought 97,000 square meters of modern space to the market. As part of the project, Hillwood also built a roundabout that directly connects National Road No. 14 to Rondo Pietrzaka.
The warehouse market in the Łódź region continues to grow and evolve. According to data from Newmark Polska, in the entire previous year, companies leased over 885,000 square meters of modern warehouses in Central Poland, and in the first quarter of this year, an additional 195,000 square meters of space were leased.
